The median sold price climbed to $670,000 in July, up 10.7% from June, even as median estimated home values fell 3.8% year over year to $711,040. Buyers are still paying close to asking price, with a sold-to-list ratio of 99.1%. What this tells me is that the right homes are trading quickly and near list, but sellers are being more selective about when they come to market, and buyers have more breathing room than they did six months ago.

Inventory rose 13.7% from June but remains tight overall. I worked with a Fulton County family this spring who put an offer on a home in State Farm Parkway the same weekend it listed. That kind of urgency is still common, but the window for decision-making has widened from 24 hours to a few days.

That would not have happened in spring 2025, when buyers routinely came in 3 to 5% below list.
