Neither buyers nor sellers hold a decisive advantage. I'm seeing negotiation room on both sides, but well-priced homes still attract multiple showings within the first two weeks. This month's data comes from RPR and NAR, and it tells a story of normalizing conditions after years of extremes.

How is the Cumming real estate market right now?

The Cumming real estate market is balanced. Months of inventory hit 5.3 in August, up 10.3% compared to last year and 2.5% higher than July. Balanced typically means five to six months of supply, and we're squarely in that range.

Homes are moving. The median days on market dropped to 34, an 8.1% decline from the previous month. That means pricing matters more than ever. List too high and you sit. Price near market and you'll see activity in the first week.
