Selling a home is rarely just about the house. You might be downsizing, settling a home that belonged to someone you love, or moving on to what comes next. We start with where you are going, then build the plan back from there.

You get a real person on the other end of the phone. When you text me, you get me. If a buyer asks about your home, you hear back the same day.

How I price your home

I start with three sets of numbers. Homes like yours that sold near you in the last three months. The homes for sale right now that buyers will compare to yours. And the ones that sat and never sold. Then I walk through your home in person, because updates, layout, and lot size move the number more than any online estimate.

If you have a price in mind that runs higher than the numbers support, I will tell you, and I will show you why. You still make the call. I would rather have that conversation before we list than after your home sits.

If you are downsizing, we run the numbers on your next home too. Smaller does not always mean cheaper here.

Getting your home ready

Most homes need less work than people think. Paint, flooring, and a good clearing-out usually matter most. I will tell you what is worth doing and what is not, because money spent on the wrong project is worse than money not spent at all.

Here is what I cover for you:

  • Professional photos, since that is what buyers see first online
  • A video tour so out-of-town buyers can walk the home from where they are
  • A floor plan or 3D tour so buyers can place their furniture in each room
  • A staging consultation
  • A printed brochure for the home

You handle repairs, decluttering, and full staging if we decide the home needs it, and I help you coordinate all of it. If you are settling a family home, I can connect you with people I trust for estate cleanout, moving, and repairs.

Where your home gets seen

Your home goes on the MLS, which feeds Zillow, Realtor.com, Homes.com, Redfin, and kw.com. I also pay to put it in front of more people online.

  • Ads on sites people use every day, like Facebook, Instagram, ESPN, CNN, MSN, The Weather Channel, and USA Today
  • An open house early on, promoted on social so more people see the home in its first days
  • A post on my website showing the three biggest wows, plus nearby schools, shopping, and details for buyers moving in from out of town
  • Your video tour on my YouTube channel
  • Emails to local agents and MLS searches for buyers whose saved searches match your home

Depending on what works in your neighborhood, I may run a Coming Soon campaign before launch or mail postcards to your neighbors. You get a report that shows how many people saw your home and where they found it.

Weekly updates, feedback, and offers

Every week you get an update from me. The analytics report, what it means for your home, and any market change that could affect your sale, like new homes for sale nearby or a shift in mortgage rates. When a buyer asks about your home, I reply the same day.

I ask the buyer's agent for feedback right after every showing and pass it to you, including the parts that sting. If the same comment comes up more than once, I bring you a fix.

When offers come in, I show you every one, even the ones I do not love. I lay them side by side so you see more than the price: cash or loan, down payment, due diligence period, earnest money, closing date, and what the buyer wants you to cover. Before you accept, I check with the buyer's lender to make sure they can actually close.

If your home does not sell right away

This is the worry most sellers never say out loud, so here is the plan.

At 30 days we review your report together. If buyers are not coming, we look at price and how the home shows online. If they are coming but not writing offers, we act on their feedback. Either way, we refresh the marketing with new photos, a new post, and another open house.

At 60 days we reset. That can mean a new price based on the latest sales and a fresh launch to buyers and agents, or a pause until a better time to sell. You decide with real numbers in front of you.
