I'm seeing this play out with my Buford clients every week. A family I worked with in the Mill Creek area just closed on a four-bedroom at 98% of asking after two weeks on the market, right in line with the current sold-to-list ratio of 98.1%. Buyers have time to think and negotiate inspection repairs. Sellers who price accurately and prepare their homes still see offers, but the days of fifteen showings in one weekend are behind us for now.
