Buford Real Estate Market Update - August 2026: What Buyers & Sellers Need to Know

By Dianna McWhorter · September 26, 2026

The August 2026 Buford, GA real estate market report. Median price, days on market, months of inventory, and what the data means for buyers and sellers, from Dianna McWhorter.

The Buford real estate market entered balanced territory in August 2026, with homes spending more time on the market and inventory levels climbing to 5.5 months of supply, per RPR and NAR data. The median sold price was $468,700, down 3.3% from July, and median days on market jumped to 36, up 44.0% month over month. Buyers now have more room to negotiate after a long stretch of seller dominance, while sellers need to adjust pricing and presentation to compete in a field with more options.

How is the Buford real estate market right now?

The Buford real estate market is balanced as of August 2026, meaning neither buyers nor sellers hold overwhelming advantage. Months of inventory stood at 5.5 in August, up 30.2% year over year, which places the market in the equilibrium zone where supply meets demand without tipping decisively one way. Homes are taking longer to sell, median days on market rose from 25 to 36 between July and August, a 44.0% jump. That shift gives buyers more time to evaluate homes and negotiate terms, but it also means sellers cannot rely on the urgency that drove multiple offers a year ago.

The sold-to-list price ratio held at 98.0% in August, up a tenth of a point from July. Sellers are still receiving close to asking, but the gap widens when homes are overpriced or show poorly. I worked with a seller in a subdivision off Buford Highway last month who priced 7% above recent comps and sat for 52 days with no offers until we corrected the price and updated photos. Speed matters less now than accuracy.

What does the August 2026 data say about home prices in Buford?

The median sold price in Buford was $468,700 in August 2026, down 3.3% from July's $484,710 median estimated home value. Year over year, estimated home values dipped 0.4%, a modest decline that reflects broader inventory expansion rather than collapse. Prices have not fallen sharply, they have stopped climbing at the pace buyers saw in 2023 and early 2024. The decline is concentrated in homes that sat too long or needed repairs, while turnkey properties with competitive pricing still trade near list.

One client closed on a renovated ranch near Lake Lanier Islands in late August at $462,000, within 2% of ask, because the home had fresh paint, new luxury vinyl plank flooring and was priced in line with the last three sales in the neighborhood. Another listing a mile away, dated kitchen and baths, priced at $489,000, sat for 41 days and eventually reduced twice. The market rewards preparation and penalizes hope pricing.

Is now a good time to buy a home in Buford?

Yes, August 2026 is a better time to buy a home in Buford than most of the past two years. Inventory rose to 5.5 months, the highest level since early 2022, and median days on market climbed to 36, giving buyers breathing room to tour, inspect and negotiate without feeling rushed. The sold-to-list ratio of 98.0% means most sellers are accepting offers below ask, and the 3.3% month-over-month price drop suggests less upward pressure on values. Buyers can make offers with inspection and appraisal contingencies without losing out to cash bids, a shift from the tight competition of 2024 and early 2025.

I represented a buyer in Mill Creek who offered 2% under list in August with a full inspection and a ten-day due diligence period, terms that would have been rejected outright a year ago, and the seller countered only $1,500 above our offer. We closed at 97.5% of list. Rates matter, but the ability to negotiate repairs and avoid bidding wars matters just as much. Buyers who have been waiting for leverage now have it.

Is now a good time to sell a home in Buford?

It depends on how ready your home is to compete. August 2026 is not the instant-offer market of 2023, but homes that show well and price correctly still sell within 30 to 40 days at or near asking. The challenge is that 5.5 months of inventory means buyers have choices, so homes with deferred maintenance, outdated finishes or aggressive pricing sit longer and eventually reduce. If you need to move and your home is turnkey, now is still workable. If your home needs work or you are testing the market with a high number, expect longer days on market and potential price cuts.

I listed a move-in-ready home in Hamilton Mill in early August, fresh interior paint, professionally staged, priced at the midpoint of recent comps. We had five showings in the first weekend, two offers by day nine and closed at 99% of list in 28 days. Another seller in the same ZIP code listed a similar square footage home with worn carpet and a kitchen from 2005, priced 6% above our sale. After 47 days and one reduction, it finally went under contract at 96% of the revised price. The market will buy what is ready.

What buyers should do this month in Buford

Tour more homes and take your time. With median days on market at 36 and inventory at 5.5 months, you can compare finishes, floor plans and neighborhoods without the fear that everything will be under contract before you make a decision. Order a pre-inspection on any home built before 2010, especially if it has an unfinished basement or older HVAC, because sellers are less willing to make repairs in a balanced market and you need to know the true cost before you commit. Do not skip the appraisal contingency unless you have cash to cover a gap, the 98.0% sold-to-list ratio means most homes are appraising at or slightly below contract price.

Make offers 1% to 3% under list on homes that have been active for more than 30 days, and include a reasonable close date that works for the seller. A client won a home off Shadburn Ferry Road last week by matching the seller's preferred 45-day close timeline and offering $7,000 in earnest money, even though our offer was $4,500 below the next highest bid. Flexibility on terms can offset a slightly lower price when inventory is plentiful.

What sellers should do this month in Buford

Price at or slightly below the most recent comparable sales in your subdivision or school cluster, then make sure your home shows better than anything else in that price band. The 36-day median tells you that buyers are comparing options, so your home has to win on condition, photos and price. Repaint scuffed walls, replace broken hardware, clean grout and remove personal items from counters and shelves. If your home has carpet older than five years or appliances that do not match, budget for replacement before listing or reduce your price to account for the buyer's cost.

Stage the main living areas and primary bedroom. I see a measurable difference in days on market and final sale price when sellers invest $800 to $1,500 in professional staging versus leaving the home empty or cluttered. One seller in Suwanee, just south of Buford, staged the great room, kitchen and primary suite, listed on a Thursday and had an offer by Monday at full price. Buyers need to picture the home functioning, and staging does that work when words cannot. Do not wait for the market to shift back in your favor, prepare for the market you have.
