Selling a home is rarely just about the house. Most of the sellers I work with are moving toward something. Downsizing. Settling a parent's home. Buying the next place. So the first thing we talk about is not the listing price. It is your next chapter, and how the sale needs to line up with it.

From there I build a plan you can actually follow. You get an honest number, the reasons behind it, and a weekly update until the home sells. If you are moving up, down, or out of state, we time the sale so you are not stuck with two homes or none.

How I price your home

I start with three sets of numbers. Homes like yours that sold near you in the last three months. The homes for sale right now that buyers will compare to yours. And the ones that sat and did not sell. Then I walk through your home in person, because layout, updates, and lot size move the number more than any online estimate.

If your target price is higher than the numbers support, I will tell you and show you why. You still make the call. I would rather have that conversation before we list than after your home sits.

Once we launch, the numbers keep guiding us. If buyers are not coming to see the home, we look again at how it is prepared or priced. If buyers are coming but not writing offers, we read their feedback and adjust. Either way I bring you the report and we decide together. If you are downsizing, we also run the numbers on your next home, because the smaller place often costs more than people expect.

Getting your home ready

Most homes need less work than people think. Paint, flooring, and clearing out usually matter most. I will tell you what is worth doing and what is not, because money spent on the wrong project is worse than money not spent at all. Before we list, we sit down and talk about what you love about the home and what you have updated over the years. Those answers shape how we market it.

Here is what I cover for you:

  • A video tour so out-of-town buyers can walk the home from where they are
  • A floor plan or 3D tour so buyers can picture their furniture in each room
  • A staging consultation and a printed brochure

You handle repairs, decluttering, and full staging if we decide you need it, and I help you coordinate all of it. If you are settling a family home, I can connect you with people I trust for estate cleanout, moving, and repairs.

Where your home gets seen

Your home goes on the MLS, which sends it to Zillow, Realtor.com, Homes.com, Redfin, and kw.com. On top of that I pay to put your home in front of more people online. Ads for it show up on sites people use every day, like Facebook, Instagram, ESPN, CNN, MSN, The Weather Channel, and USA Today. Those ads reach people on my contact list and buyers who have already been searching for homes. You get a report showing how many people saw your home and where they found it.

I hold an open house early and promote it on social media so more people see the home in those first days. I also write a post on my website that shows buyers its three biggest features, along with nearby schools, shopping, and community details for anyone moving in from out of town. That post goes to my database, the video tour goes on my YouTube channel, and I ask you to reshare it, including in your neighborhood Facebook group. I email your listing to local agents and search the MLS for buyers whose saved searches match your home. Depending on your neighborhood, I may run a Coming Soon campaign before launch or mail postcards to your neighbors.

Offers, negotiating, and weekly updates

I show you every offer, even the ones I do not love. I lay them side by side so you can see past the price to the terms that decide whether a deal closes: cash or loan, down payment, due diligence period, earnest money, closing date, and what the buyer wants you to pay for. Before you accept, I check with the buyer's lender to confirm the buyer can actually close. If more than one offer comes in, I explain your options and give every buyer's agent the same instructions.

When deals get complicated, I do not panic. I solve. I have worked through standoffs so both sides still made it to closing, and I have timed a sale and a purchase so a client was not caught owning two homes. On closing day I am there with you for the last-minute questions.

Every week you get an update from me: the analytics report, what it means for your home, and any market changes that could affect your sale, like new listings nearby or a shift in rates. When a buyer asks about your home, I reply the same day. When you text me, you get me. Once you are under contract, my transaction coordinator keeps the paperwork moving and I stay your main contact.

Common questions from sellers

What is your commission?

My fee is agreed between the two of us and written into the listing agreement. Commission is negotiable. You also decide whether to offer anything toward the buyer's agent, and I will walk you through what that choice means for your sale.

What will I pay at closing?

In Georgia, sellers usually pay their loan payoff, the state transfer tax, which is a small fee based on the sale price, and any repairs or buyer costs you agree to. Before we list, I give you an estimate of what you walk away with so nothing surprises you at the table.

Can I buy my next home before I sell this one?

Sometimes, yes. A lender can tell you what works for your situation, and I help you plan the timing so the two moves do not collide.

Can I sell an inherited home before the estate is settled?

It depends on how the estate is set up, so start with an estate attorney. I work alongside them and handle the home side. This is general information, not legal or tax advice.

What happens if my home does not sell right away?

At 30 days we review the report together. If buyers are not coming, we look at price and how the home shows online. If they are coming but not writing offers, we act on their feedback and refresh the marketing with new photos, a new post, and another open house. At 60 days we reset, which can mean a new price based on the latest sales and a fresh launch, or a pause until a better time to sell.
