We're at 5.2 months of supply now, 5.5% higher than a year ago.
New listings dropped 20.6% from June, which helped keep things tight, but buyers have more choices than they did last summer. Price your home based on recent closed sales, not what Zillow says or what your neighbor asked. The market will reward accuracy and punish wishful thinking.
