Helping Families Put Down Roots in North Georgia

Buford seller guide, August 20262
Your agent

About Dianna McWhorter

Before real estate, Dianna ran a textile company that connected South American factories with US manufacturers, partly inspired by her own family. She and her husband adopted a son from Peru, and the business became a way to give back to the country that had given her so much.

That shapes how I work. I would rather tell you a house is wrong for you than sell it to you. I would rather price a home honestly than win a listing with a number that will not hold. My practice is built almost entirely on referrals from people who have been through it with me.

A clear way to move forward

My process

The five-stage process I use with every client. It keeps the work organized, gives each decision a clear purpose, and makes sure you know what comes next.

RReach Out

We start with a conversation about your timing, priorities, concerns, and the reason behind the move.

OOrient

We look at the current Buford market, your options, and the numbers that affect your plan.

OOpen Doors

We put the plan into motion, whether that means touring homes, preparing a property, or coordinating both sides of a move.

TTake Care

I manage the details, explain each decision, and keep the people involved working toward the same closing.

SStay Connected

My help does not end at closing. You can still call for local resources, home questions, or the next move.

Reading the numbers

What this means for a seller

Homes are taking longer to sell and you need to adjust expectations accordingly.

Days on market jumped 44 percent in a single month to 36 days, and months of supply climbed to 5.5, up 30 percent year over year. That's a balanced market, which means buyers have choices and you don't get the urgency you might have seen a year ago. Median sold price dropped 3.3 percent month over month to $468,700.

The sold-to-list ratio held at 98 percent, so serious buyers are still making reasonable offers, but they're not bidding over ask and they're taking their time. Price it right from day one, keep the house show-ready, and expect to wait a month or a bit more. Overpricing and hoping someone bites will cost you weeks and a price cut later.

How we work together

Our goal

The goal is not simply to sell your house. It is to sell it for the highest price the market will genuinely support, on the timeline that fits your life, with the fewest surprises between the contract and the closing table.

What guides the work
Honesty first

You will hear the real number, even when a different agent quotes a higher one to win the listing.

Preparation

Most of the money is made before the house goes live, in pricing, repair triage, and presentation.

Communication

Weekly updates while you are on the market, and immediate contact when something changes.

Negotiation

Price is one term. Timing, repairs, and certainty of closing are often worth more.

Discretion

Your reasons for selling are yours. Buyers learn only what helps you.

The marketing plan

How your home reaches the market

Thirteen pieces of work, in the order they happen, from the pre listing walkthrough to the weekly read on how the market is responding.

  • 01Pre listing walkthrough with a written, prioritized list of what is worth doing and what is not.
  • 02Repair and refresh coordination using vendors who will schedule around your listing date.
  • 03Staging guidance, whether that is a full stage or moving what you already own.
  • 04Professional photography, plus aerial and twilight images where the home earns them.
  • 05Floor plan and video walkthrough, which keeps unqualified traffic out of your house.
  • 06Listing copy written for the buyer most likely to pay the most, not for a checklist.
  • 07Syndication to the MLS and the major portals with complete, accurate data fields.
  • 08Coming soon exposure where it helps build a first weekend rather than burn days on market.
  • 09Targeted digital advertising to buyers already searching this price band and area.
  • 10Direct outreach to agents with matching buyers, and to my own database.
  • 11Open house strategy where the neighborhood supports it, with follow up on every visitor.
  • 12Showing feedback collected and summarized for you, not left to guesswork.
  • 13Weekly review of views, saves, showings, and offers, with a plan if they are soft.
Buford seller guide, August 20268
Pricing

The comparable market analysis

Your price comes from evidence: recent closed sales of genuinely similar homes, what is currently under contract, and what is sitting unsold. Active listings show ambition. Closed sales show reality. Pending sales show where the market is heading right now, which is why they carry the most weight.

What makes a comparable count
  • Similar square footage, age, condition, and level of finish.
  • The same school zone and, where it matters, the same subdivision.
  • Recent enough to reflect the current market rather than last season.
  • Adjusted for what your home has that the comparable does not, and the reverse.
The cost of overpricing

An overpriced home does not simply sit. It works for its competition. Buyers tour it, use it to justify buying something else, and it accumulates days on market that make later buyers assume something is wrong. The eventual sale is usually below what the home would have brought if it had been priced correctly at launch.

Buford seller guide, August 20269
Timing

What happens week by week

First two weeks

The strongest buyer traffic your home will ever receive. Priced right, this is when the best offers arrive.

Weeks three to six

Traffic falls sharply. The buyers who were waiting have already seen it and moved on.

After six weeks

The question changes from what is it worth to what is wrong with it, and offers reflect that.

Price reductions

A reduction chasing the market usually lands below where the correct price would have been.

Risk assessment for your price band

The market pages earlier in this guide show the current sold to list ratio and days on market for Buford. Those two numbers tell you how much room there is above the comparable sales. A high sold to list ratio and low days on market mean you can price at the top of the range. A softening ratio and rising days mean the top of the range is where listings go to sit.

The selling process

From first conversation to closing

  • 01We meet at the house and talk about your timeline, your next move, and your net proceeds goal.
  • 02I prepare the comparable market analysis and we agree on a price and a strategy.
  • 03We complete the listing paperwork and the Georgia seller disclosures.
  • 04Repairs, cleaning, and decluttering happen on a schedule that protects your launch date.
  • 05Staging and photography, once the house is genuinely ready and not before.
  • 06The listing goes live across the MLS, the portals, and the advertising plan.
  • 07Showings begin, with feedback collected and reported to you.
  • 08We review performance weekly and adjust price or presentation if the data says to.
  • 09Offers arrive and I present each one with the terms, not only the price, laid out clearly.
  • 10We negotiate and go to binding agreement, and the buyer delivers earnest money.
  • 11The buyer inspects, and we handle repair requests with the appraisal in mind.
  • 12Appraisal and buyer financing, where I supply the appraiser with the supporting sales.
  • 13Closing at the attorney office, and you leave with your proceeds.

Supply, demand, and cost

Reading supply and demand

Months of supply is the clearest single measure of leverage. Read the figure in this guide alongside the direction it has been moving, because the trend matters as much as the level.

Under 4 months
Sellers hold the advantage
4 to 6 months
The market is balanced
Above 6 months
Buyers set the terms
What the cost of a sale covers
Marketing and presentation

Photography, video, floor plans, staging guidance, print, and paid digital advertising.

Pricing work

The analysis before listing, and the ongoing read of buyer behavior once you are live.

Negotiation

Offer strategy, repair negotiation, appraisal defense, and holding a contract together.

Coordination

Vendors, attorney, lender, appraiser, and the buyer side, so you are not project managing it.

Compliance

Georgia disclosure requirements, contract deadlines, and documentation.

Buford seller guide, August 202612
Your decision

Compensation for the buyer side

Buyer agent compensation is negotiable and is decided by you. There is no set rate and no requirement. Your practical options are these, and we will choose based on what is happening in your price band rather than on habit.

01
Offer compensation up front

Widest possible buyer pool, since buyers whose agreements require it can afford to see your home.

02
Consider it in the offer

Nothing offered in advance, and you evaluate any request as one more negotiable term when an offer arrives.

03
Offer nothing

Lowest cost on paper, with a smaller buyer pool. This works better when demand in your band is very strong.

Whatever you choose, it is written into the listing agreement in plain language, and you can change it while you are on the market.

Buford seller guide, August 202613
Getting ready

Before the photographer arrives

Eight things that change what the camera sees, and therefore what the first click is worth. None of them are expensive.

  • 01Clear counters, shelves, and closets. Space reads as value in photographs.
  • 02Remove personal photographs and anything a buyer will read as a stranger's life.
  • 03Repair the small visible items: doors that stick, dripping taps, cracked plates and switches.
  • 04Touch up paint in the two or three rooms buyers will remember.
  • 05Deep clean, including windows, grout, and anything the camera will see.
  • 06Fresh mulch, edged beds, and a clean front door, because the first photograph decides the click.
  • 07Replace burned out bulbs and match the color temperature across the house.
  • 08Plan where the pets and their equipment go on showing days.

You will get this as a written, prioritized list after the walkthrough, with the items that are not worth doing marked as such.

Buford seller guide, August 202614
Your next steps

Where to start this week

  • 01Book a walkthrough so we can talk about price with the house in front of us.
  • 02Write down your ideal closing date and your earliest possible one.
  • 03Gather your mortgage payoff amount and any HOA and tax documents.
  • 04Look at the Buford numbers in this guide and think about which band your home sits in.
  • 05Decide what you are willing to do before listing, and what you are not.
Buford

Most sellers start with the walkthrough. It takes about an hour and there is nothing to prepare.

People I trust

The people I send my own clients to

A transaction is only as smooth as the people working it. These are the categories of professional you are likely to need. I keep a short list of names in each one, all people I have worked with repeatedly in Gwinnett County, and I am happy to send you two or three options rather than one so the choice stays yours.

Lender

Local lenders who answer the phone on a Sunday when an offer is due, and who can defend your buyer's financing.

Closing attorney

Georgia is an attorney closing state. The attorney handles title, the settlement statement, and the closing itself.

Home inspector

A thorough inspector who will walk the house with you and explain what is normal for a home of that age.

Specialty inspections

Roof, HVAC, septic, pool, structural, radon, and pest, used when the general inspection raises a question.

Insurance

An agent who can quote before you are under contract, so the premium is not a surprise late in the process.

Contractors and handyman

Painters, flooring, plumbing, electrical, and general repair for both pre listing work and post closing projects.

Stagers and photographers

Presentation professionals whose work is priced for the local market rather than for a magazine.

Movers and estate services

Local movers, junk removal, donation pickup, and estate sale help for larger downsizes.

Landscaping

Curb appeal work before listing, and maintenance after a move.

Tax and financial advice

Referrals for capital gains, inherited property basis, and retirement planning questions I am not licensed to answer.

Buford seller guide, August 202616
My promise to you

I will tell you the truth about your house, your budget, and your timing, even when it costs me the transaction.

I will return your calls, explain anything as many times as you need, treat your money as carefully as I treat my own, and never push you toward a decision because a month is ending. If at any point you feel that is not happening, tell me, and I will fix it or step aside.
